Conventional Loans
A conventional loan is a loan that is not backed by the government, such as FHA, VA, and USDA loans. While they don't have some of the benefits of government backed loans, they are the most common type of mortgage loan and allow down payments as low as 3% for first time home buyers.

FHA Loans
A Federal Housing Administration (FHA) loan is a mortgage that is insured by the Federal Housing Administration (FHA) and issued by an FHA-approved lender. FHA loans require a lower minimum down payment and a lower credit score than many conventional loans.

VA Loans
A VA loan is a mortgage loan available through a program established by the United States Department of Veterans Affairs (previously the Veterans Administration). The VA sets the qualifying standards, dictates the terms of the mortgages offered, and guarantees a portion of the loan. VA loans are only available to veterans.

USDA Loans
USDA Home Loans are available to those living in rural or low-income areas. These loans offer 0% down payment, lenient eligibility requirements and competitive interest rates. USDA loans are guaranteed by the U.S. Department of Agriculture.

Bank Statement Loans
Small business owners may think that owning a home is out of their reach. With bank statement loans, otherwise known as stated income loans, you won't need to provide your lender with some of the typical financial documents needed for a mortgage, such as W-2s and tax returns. Instead, you'll use bank statements to prove income.

Construction Loans
Construction Loans, also known as One-Time Close Loans, allow you to build the home of your dreams. Whether you already own the land, or are purchasing new land, with a One-Time Close Loan you can build your dream home with only one set of closing costs.

Investor Loans
Loans for investors include Fix & Flip and DSCR (Debt Service Coverage Ratio) loans allowing investors to build their investment portfolio. DSCR loans allow investors to qualify for a purchase based on the anticipated rental income for the property, not on personal income.

Refinance
Utilize your home equity to pay off high interest rate debt, build an addition, remodel, or take a vacation with a cash-out refinance. Homeowners can also refinance their mortgage to get a better interest rate or to shorten/lengthen the length of their existing loan.

HELOC
A Home Equity Line of Credit, otherwise known as a HELOC, is a line of credit secured by your home that gives you a revolving line of credit to use for a specified amount of time to consolidate higher-interest rate debt (i.e. credit cards debt) or for large expenses such as a home renovation or remodel.

Home Equity Loan (HELOAN)
A HELOAN is a fixed-rate, second mortgage that provides a lump-sum payout using the home's equity as collateral. Repayment occurs in fixed monthly installments over a specified amount of time, i.e. 20-years, 30-years.

Renovation Loans
Renovation loans finance both the purchase of and repairs to a home and are intended to assist home buyers looking to improve and/or update existing properties as their primary residence.

Jumbo Loans
Jumbo Loans are conventional loans that exceed the conforming loan limit for each county set by the Federal Housing Finance Agency (FHFA).

Down Payment Assistance
Down Payment Assistance (DPA) helps eligible homebuyers with financial support for down payment and closing costs. Options available include grants and forgivable loans.

Buy Before You Sell (BBYS)
Leverage your current equity to buy a new home before you sell. By eliminating the home sale contingency, you can present a much stronger, more competitive offer to the seller. This allows you to move first, sell later.

Doctor Loans
These loans offer a perfect opportunity for medical doctors, dentists, and other eligible healthcare professionals to achieve homeownership, bypassing common financial hurdles like significant student loan debt and limited down payment savings.
